While I’m unsure if another one-star review will effect any change, the company’s rating is clearly warranted. I strongly advise against buying in this community. Consider other options. You will encounter unprofessional office managers and a board that refuses to improve the community but is quick to raise HOA fees to address issues that have been neglected for years. Residents end up paying for their oversights and mistakes, and raising concerns about these issues and things they are responsible for taking care of leads to retaliation. I recommend avoiding this community altogether.

If you are renting a property under there management good luck. If you need anything they are slow to respond or do not act at all. Security that you pay for rarely comes by. I was once told they had trouble getting security to patrol the properties at night but they were not having trouble collecting the same HOA fee. But if your lamp cover gets blown over in a storm expect a letter the next day telling you to fix it or it will be a fine.

I would have not moved into the neighborhood if I would have known this property management company is managing it. If you see this name STAY FAR AWAY FROM LIVING. The older reviews are still accurate if not have progressed to worse, they want to control everything but will do nothing to assist you and are on a total power trip. The HOA has nothing else better to do than send out violations and will charge $400+ per month for HOA fees, but not quite sure what it is going for since the neighborhood is poorly taken care of and very run down. A violation went out for hanging wires on the outside of the building and tied to a different unit, but since it crossed my wall I got the violation. The person they hired to fix it called asking me if the hanging exterior wiring was on the inside or the outside of the building, very competent contractors they hire with how high HOA fees they charge! They claim putting up a security camera is breaking HOA rules and requires Board approval since it is deemed a remodel and architectural change, but yet will allow people to put up Christmas lights exterior of the building, hang items onto their building, have broken screen doors, and other units have security cameras placed with no issues. God forbid you don’t get your trash can until 5:01 or place your trash can on the curb the night before, you will receive an HOA violation, but other people can leave their garbage cans outside for days with no issues, so they definitely pick and choose who gets violations. According to the other reviews they do not respond to emails or phone calls, wonderful customer service provided! The buildings and amenities (shared laundry, good luck seeing lawn service show up, hot water heater is garbage) are rusted and almost safety hazards for some units. What wonderful customer service you receive for paying almost $400 a month in HOA fees. Very much so “do as I say, but rules do not apply to me” living community. If I could break my lease early to move out I would, I can’t wait to leave. Feels like I can’t do anything without the HOA watching my every move.

I wouldn’t recommend OMNI!
Terrible customer service. Most of the time my emails and calls go unanswered. Promises made and not kept. However, in the couple years since I bought my condo, the HOA fees have gone from $353 to $443. Now they are once again going to go up to $530! Yes the code section does allow increases to %20 of the previous fee. That does not mean they have to increase by that amount. Basically we are now paying for the neglected maintenance that should have been done as needed. Now it’s all being done. A lot of dry rot had to be replaced. Then the painting. So guess what? The funds weren’t there without a raise in our fees. The reason they gave was COVID and the increase in lumber. I understand the issue with COVID, but lumber prices have fallen to almost pre pandemic prices.
Had l known this was the situation I was getting into I may have looked into a home with no HOA. The money I am paying I could pay my contractor. The high HOA fees is making it hard for anyone to sell their condo. Additionally, the owners who rent their condos, will most likely pass this increase on to the tenants.

They are the WORST!!! They painted my front door and paint the numbers on my door but not completely and i sent photo no RESPONSE and the door has not fixed. The carport is a mess the never blow it out. It's like having a SLUM LORD FOR AN ASSOCIATION. They keep raising the fees and it's just a joke. I
could go on for days. I wish i would of looked at the reviews. Very unhappy and wished i never purchased my townhouse.

If I could rate 0 I would. They’re responsible for everything outside my home except windows supposedly. Every issue no matter how small is ignored, refused or set for some unforeseen time years from now if ever. Small fixes become big problems from their kick the can mentality. The majority of my correspondence doesn’t even get a reply. Phone messages are seldom returned, on the rare occasion I manage to get through she’s rude, condescending, and problematic.. no scheduled inspections, no maintenance no nothing. The irrigation system in the front in the back of my house hasn’t worked in years. They know about it. They hired landscapers, who even promised to inspect and repair the irrigation regularly. Nope. I pay and water on my own to try and keep it looking halfway decent. The last straw was allowing my house to flood for five days, now she hasn’t responded to any of my my concerns related to damages .. the foundation, mold, dry rot etc. granted..it couldn’t be fixed that night but to let it go 5 days is irresponsible. Now she’s removed the sump pump so it can flood again. It’s exhausting and frustrating to say the least.
So done with them! I could write a novel.

I am extremely disappointed in the mismanagement and utter disregard for homeowners. I have been met with basic kick the can tactics from this Property Management group from day 1! They are incompetent at their jobs and it speaks to how horrible our HOA is run as well. I really wish there was a no-star start level, OMNI has earned it. We have been without the use of our patio and part of our living room since we moved in October of 2021. We also have a fence that cannot latch and is falling down. We have a dog and I am sure if he is let out he'll run away or god forbid he bites someone. I cannot secure my dog in a backyard with a fence that is failing, but somehow that is my problem?
