MOST Unprofessional management I’ve ever met.
If you are looking for a management company to handle your property as rental unit, NEVER consider this one. They are not responsive and not polite. Our tenant didn’t pay the rent from August and our tenant already told them that he can’t afford the rent the first week of August but Orion didn’t tell us until the end of September. IT IS US ASKING Orion what is going on, then they told us! They treated white people and colored people differently. Our neighbor who is a white male and he had a good experience with Orion but we, as colored people, were treated impolite and all their written notice sounded condescending. They are completely against American value, equity. Other than that, they lost all our keys other than the mailbox key and claimed they didn’t have them, but the fact is that we put all the keys including the mailbox key in a single key chain. They just didn’t want to return to us.
Consider what I’ve experienced before you decide to have them manage your property.

The place is good I'd prefer a house or a 3 bedroom but only because I have several things I've saved over the years & don't wanna put in storage anything could happen to them , if they aren't with me, but I will be satisfied in this apartment for now I think.

Highly recommend avoiding any and all rental properties managed by this company.

1. predatory "cleaning" fees: It was a 2 year lease and we were charged almost $700 from our security deposit for cleaning. I personally cleaned the entire apartment; double mopping/vacuuming the floors, deep cleaning the bathroom and kitchen etc etc. We had the lease for 2 years... a more reasonable cleaning fee would have been around $300 like how Cedarview Management charges. This is in fact unlawful: they aren't allowed to charge extra for normal wear and tear especially given it was a 2 year lease. If
I didn't split this sum with a roommate I would have 100% pursued small claims and won. This is predatory against college students.

2. refused to refund an overpayment: I accidentally over paid in my lease to the tune of $300 and change. Despite persistent communications regarding said amount, and requesting multiple times to have it sent back to me they refused. I explicitly stated that my roommate was not going to send me my money back and they still gave it to him; despite the ledger clearly indicating I made those payments. I am now out several hundred dollars because of this.

3. terrible living conditions: the apartment I lived in had windows that would not fully seal and they never fixed it. This allowed plenty of bugs like cockroaches and ants inside the unit. The AC broke about 3 or 4 times throughout my year and I was left without a working AC for plural month periods. The ceiling in the bathroom leaked excessively resulting in holes in the ceiling on 3 or 4 occasions as well.

If you are a student or a parent of a student looking for a suitable place to live: I recommend renting something through Cedarview Management! They avoid all this nonsense predatory behavior, maintain their properties really well, and the staff is super friendly and accommodating.

Scheduled a showing on 9/30 and they cancelled 30 minutes prior with the mention that I had not confirmed the tour. Received a text the night before asking to confirm which I did and received a reply of "Confirmed. See you then."

Unfortunately, Verizon happen to being having a nation-wide outage at the same time and I did not see this cancellation notice so sat at the unit for 20 minutes prior to leaving out of frustration.

The exterior of the house doesn't look to have any home keep as well.

I am editing my review to talk about life since Orion took over. They have been wonderful to us, and the maintenance staff is great. A few months ago they took care of our dryer that went out, and today our A/C was out. They were here before 10 am and had the A/C on this afternoon. Whenever I've had to call them, they respond with a smile and professionalism. I'll leave the previous part here so that as you can see, we still give them 5 stars all this time later... The house we lease was recently taken over by Orion and they are awesome! The portal and being able to take care of business including rent online with ease of their site is great. Also, maintenance... recently had to request maintenance for a couple of minor things and they actually apologized because it might take a minute (this is a college town and move-in/out season is upon us). That being said it only took a couple of days and one of those days was working around me and the fact that my husband was in the hospital. The service was excellent, and the maintenance person was both professional and friendly. Dealing with Orion, whether the office or their support staff such as maintenance is a pleasure. They are always professional and kind, even when I call with annoying questions (and I know I do sometimes). I would definitely recommend this company.

I’ve only had to call management a few times & every time the experience was positive. Maintenance requests were handled promptly & professionally. The issues were for worn out dyer (they totally cleaned out the vent system), replaced the refrigerator & even caulked the bathtub. So far I have no issue w/this management co. I really appreciate their responses to my concerns.

I am neither a current nor former tenant, but as someone who toured one of their properties very recently, I was not impressed. The property I saw was in disrepair and unclean, and the person who gave me the tour could not provide basic information, including the monthly rent. I later emailed back and forth with one of their agents, and just like others here have said, the responses I got were very short and abrasive. Again, I can't say what the company is like to their tenants, but these are definite red flags for any renter.
