Caveat Emptor!! I worked with this company for securing funding for a development project and was a little underwhelmed. They have nice courteous staff and worked with. However, we would receive conditions for insurance, appraisal and then asked to obtain another appraisal within months of the original one. Simply having an update by the same appraiser was not an option and it seemed like this was stalling from their end as it seems like they already committed their funds to other pursuits. This resulted in a significant expense on our part and the need to seek funding elsewhere.

I've referred a few of my clients and family members to Pacific Private Money (PPM) in the past. Each time I heard great things from my clients. Nam, Rick, and the PPM team have been easy to communicate and work with. These folks are the nicest people I've come across in the private money space.

Private money by nature has higher interest rates & fees. They lend on property that is un-bankable and higher risk for some reason or another (could be the property itself, title/legal issues like probate, recent bankrupty, foreclosures, poor credit, or a number of other reasons) or you need a quick close. So if you're considering a private money loan, just go into it knowing that. The goal should always be using private money as a short-term fix. Stablize the property/situation, then sell or refinance into long-term financing with lower rates and/or better terms. If you're going to do that, then why not work with a great bunch of people at Pacific Private Money.

Besides the high interest rates, they have horrible customer service.
Their loan servicing manager, Ryan Thompson never returned my phone calls or replied to my emails regarding finalizing the paperwork for loan payoff or late fees that I should not have been charged. I Do not recommend Pacific Private money to anyone.
