I moved out mid-June 2024 and wrote my friend’s address to have my security deposit mailed. It them forever to respond to my emails every time I emailed to inquire about it. My friend was able to finally pick it up late December (6MONTHS) after I moved out!!!!
Only to find that they charged me 400+$ for painting the walls! I moved in to the apartment July 2022. Never hanged anything on the walls! Not even a single sticker. So they were left literally as they were since I moved in two years prior.
It is the landlord responsibility to paint the apartment. Given that I was there for two years, there was nothing on the walls.
I emailed multiple times. Of course, no response from management.

All I have to say is just avoid them if you want your security deposit back because they are keeping it

Stayed at Pavilion Heights for around a year in a 2 bed/2 bath. The building was well maintained and regularly cleaned. A few touch ups were needed when we moved in but maintenance always came pretty quickly. Pavilion had great communication when we had questions about payments or the building. I do think they could make the parking a bit cheaper considering we pay a good amount for the apartment in general. I would definitely recommend staying at Pavilion Heights! Already miss it.

I had a great experience moving in with Pavillion properties. I was in a pinch and needed to find a place to live in less than a week, and they came through for me! I love my one bed, one bath that has been renovated recently. Look forward to living here for a few years at least, and the management company has been easy and convenient to work with!

I strongly caution against renting from Pavilion Management. They are dishonest and it will cost you. My son and his roommate, grad students at the Jacobs School of Music, left their apartment in excellent condition at lease end, at least as good as when they moved in, but of the $1,200.00 security deposit we paid, Pavilion kept $1,050.00! They said it was for "cleaning" and "painting," but that was nonsense. The move-in and move-out photos are indistinguishable. When I pointed that out to an employee, they made a partial additional refund, but they are still wrongfully withholding approximately half of our deposit. And further, it is the landlord's responsibility, not the tenants,' to paint the apartment periodically and to get it ready for the new tenants. Mark Hoffman, Pavilion's owner, has not had the common courtesy to respond to any of our emails or telephone calls. He is not to be trusted. Before my son signed the lease, Mr. Hoffman promised me that he was not the kind of landlord who withheld return of security deposits for no good reason. He said he would do so only if there was damage to the apartment caused by the tenants that went beyond ordinary wear and tear. He did not honor his word. As I said, my son and his roommate left the apartment in as good as condition as when they moved in, if not better.

There's a good reason why Pavilion has received so many negative reviews. They deserve to!

The staff at Pavillion properties goes above and beyond to help residents. They have been extremely helpful in making the process of arrival on campus for students at Indiana University simple and hassle free. They are also very helpful with students that are branching out for the first time from living on campus. The staff always helps to make the process smooth and are willing to answer any questions.

I am a current resident. At first, this company seemed very legitimate and friendly. We moved in and they wrote in a work order of everything that was wrong about a month ago. And it was bearable to deal with all of the broken pieces of the house such as a broken shower drain system, broken shades, kitchen drawers that do not close and just hang open, fake wooden floor boards that have been peeling up because water lodged underneath, exposing the old linoleum floor they covered up under it. They painted the walls without removing any of the previous owners tacks and command strips so those are just hanging around. This place is half done and nowhere near steep price they sell it as. If you want anything such as pets and a car, forget about the premiums. My old apartments were a lot cheaper than this and gave us free parking passes. This place wants to milk you dry. When you call or text them for assistance, they say they will be right on top of it and it isn't until 2-3 weeks later until you call again complaining that they say they will make it a priority.
Nothing is fixed to this day and I woke up this morning to my car being gone. On August 22nd, they said they will get back to me with a parking pass but never responded. Now I cannot make it to work. I am now learning (no one told me this) that it cost $45 a month to park in this lot. Mind you, this lot is littered with trash and is barely drive-able due to all the harsh declines and potholes. The security door in my building is falling off and has been like that for a week.

Do not live here. This company is unresponsive and when they are, they are petty. They do not see any fault in any matter discussed. They don not know customer service and in looking at their constant bombardment of bad reviews, I believe it speaks for itself. They are money driven and cannot suitably provide any form of quality customer service. It is very disappointing and sad but I need to still live here for another 11 months. Come next year, I hope you make the right choice in where you choose to live; for practically anywhere else would be better than this place.

Pavilion is trying to take my daughter's deposit after a subpar renters' experience. My daughter did not get to move in on time to her apartment in the first place and nothing was reimbursed for the 9 days she was unable to move in. In addition, she was charged a pet and water fee for August of 2024 in full when she moved out August 2, 2024. On top of that, after leaving the apartment in good shape they are trying to take about $700 for cleaning and painting fees. They also charged $44 for a missing mailbox key that was never even given to her. She was actually towed from the property in her first couple weeks of living there because she was not given a parking pass on time. The overall experience has been horrible. It feels like this company wants to make money off of college students vs being ethical. We have both tried to get Pavilion to speak to us about this with no response. We will not be stopping until a fair amount of her deposit is returned!

Edit: Dear Pavilion- you have several emails and phone calls from us. I am sure you can figure out which one we are referring to.
