Worst landlord experience I’ve ever had in Bloomington. Property manager Kelly is the most unprofessional, frustrating person to deal with. Finally got back 75% of our deposit even though we should’ve got it all back a very long time ago. We pretty much got charged for them not being able to maintain the house. Here are some examples of what my roommates and I had to deal with.

- Woke up to our heat being broken and thermostat read 39 degrees. Kelly failed to realize it was an emergency and no one came out until 24 hours later.
- Basement was flooding all second semester and ended up being covered in mud. Their solution was to put a fan on the basement.
- Tree fell into my room and I was told to just move into one of my roommates room. There was a massive hole on the side of our house where bugs could crawl in. They finally covered it up with plastic wrap, but it wasn’t fully fixed for a month.

The house was an old home and some things were out of their control, but they genuinely could not care less about their clients. Our own parents had to reach out to Kelly at times to even get her to respond. Save yourself time and stress, and sign with other Bloomington properties.

Kelly. In response to your reply to Mr. Saul, it’s clear that you’re only trying to cover yourself rather than address the legitimate concerns raised. As someone who witnessed these events with Mr. Saul, I can confidently say your account is misleading and untrue.

The household was left without heat for several days, and the flooding in the basement was a significant issue that was poorly managed. Your claim that the room affected by the tree damage was always habitable is equally false, as the delays in repairs made it anything but. To make matters worse, after the tenants moved out, you left the room in that same condition for the entire summer, further highlighting your lack of accountability and professionalism.

Your dismissive attitude and refusal to take responsibility for these serious matters are highly unprofessional. Instead of owning up to your mismanagement, you’ve chosen to deflect blame and minimize valid concerns. It’s disappointing and unacceptable behavior from someone in your position. Your responses only reinforce the need to hold you accountable for your actions and unprofessionalism. To any Bloomington Student, do yourself a favor and rent from any other company in town.

I wish if I could give Kelly and her so called management zero stars. Kelly is the rudest person and landlady I have ever seen. She would do everything with her power to take your money. If you are international student, please be very careful from this management. I suffered a lot during my staying and after I moved out. She didn't return back my rental deposit. Instead, she even gave me utilities bill for which she absolutely made false papers. Those person who gave this management good reviews, I am sure they are either her relatives or friends. Please, DO NOT take the lease from Kelly or from her management. They made me sick.

Property Stars is by far the most unprofessional leasing company I have ever rented from. Kelly Jones will not answer your calls or emails until it is convenient for her. Her office staff also has no clue what’s going on at any point, can never give you information that is necessary, and will tell you the best way to reach her is emailing- Ironic as I have been unable to get in contact with her via email for over a month now. My roommates and I’s lease was taken over by Kelly halfway through the year and it all went downhill from there. She would send us reminders for showings of the home and then never show up (she also would not answer emails or phone calls at the time the appt was supposedly happening). Upon move-out, we were sent our receipt for the security deposit to which we owed her a sum. However, she made unnecessary charges including a flea removal when no pet was ever present or on the lease, which she has admitted was unwarranted. After telling me she shouldn’t have charged us for it, she suddenly stopped answering any email that I would send. She also charged us a large amount for damages to which we have never been told what for. As I said, she took over our lease halfway through year and did not know the state of the home when we first moved in. We have pictures from our move-in and move-out date including every wear and tear the home had before we were living there as it was an old house, yet our questions about these charges have never been answered. Ironically, Kelly has had the time in the past 6 days to respond to her poor google reviews (which are definitely necessary), but hasn’t been able to answer my emails over the past month. I’ve had some pretty terrible landlords while living in Bloomington, but nothing compares to the disrespect that Kelly has shown to us as renters.

Excellent property management company.
They will always address any issue that you have and make it right.
Kelly Jones, in my opinion, cares about all her residents far more than any other property manager in Bloomington.
Kelly's years of experience will give you peace of mind that you are in very capable hands when leasing through Property Stars.

If I could give them negative stars I would. Property starz bought the house we were living in from another rental company more than half way through the year. Upon move out they completely ignored my roommates and I texts, calls and emails about getting our damage deposit back. Until over two weeks later they responded saying we owed more than our original deposit. Half of the charges were incorrect, for example pest control because there were pets present. We never had pets. We reached out to discuss the charges probably over 50 times without any response. Then we were contacted by attorneys saying if we didn’t pay they would get involved. Kelly literally NEVER CONTACTED US BACK AND WE HAD TO PAY UNJUST CHARGES. Worst rental company in bloomington and Kelly will treat you like garbage. Also half of these “positive reviews” are fake. They are made by employees of Property Starz.

I have been renting an apartment in a home from PropertyStars starting in August 2022 when I began law school and so far have re-signed my lease each year through 2025 (and plan to re-sign again through 2026). I have lived and rented in Bloomington since 2013 with 5 different landlords/property management companies and PropertyStarz/Kelly Jones have been the best yet.

In addition to being in law school, I previously served on the city's Housing Quality Appeals Board, where I dealt with landlord maintenance violations, and worked as a property manager for 3 years, so I know what landlords are required to do by state and local law and can confidently say that Kelly goes above and beyond what is required.

My unit is recently renovated, so there have been very few issues that I needed addressed, but they were all addressed very quickly by Todd (the very helpful maintenance man). And when I had an emergency situation (such as when my fridge defrost setting got stuck) Kelly responded to my text within 15 minutes and had a repairman out the very next morning. Even maintenance requests that could be considered unnecessary are handled quickly and kindly (for example, I asked for my older screen door to be replaced upon move-in and they got me a new one with features I specifically requested, even though there's no legal requirement for them to provide a screen door at all). Trash pick-up has been very reliable but even when the trash company is late, Kelly is on top of making sure they get out here ASAP.

The Resident Portal is a convenient way to request maintenance and pay my rent/utility bills and, when my payments have been delayed due to financial aid delays/problems, Kelly has always been super helpful and gracious when it came to late fees and such.

Emails are quickly responded to by both Kelly and the assistant manager of the property (Junalee) for any questions/concerns. Even though I have lived here several years now, my rent has only been raised by less than 10% total (unheard of in Bloomington), so they are very fair in their transactions with respectful tenants. And, unlike some landlords, they are respectful of tenant privacy and do not stop by unannounced or without advance permission unless it is an emergency (and even then they have been more than respectful).

Communal spaces (i.e., the laundry room) are also well-managed. I regularly see a cleaning service taking care of these spaces and have never had a problem with the machines, doors, locks, etc.

PropertyStarz is the only management company that I have felt comfortable recommending to my friends and colleagues in my decade+ of living in Bloomington. I would gladly live in one of their properties again (and will continue to do so through my graduation)!

1. I wish there was an option for ZERO stars.
2. Do not ever rent any property from this LLC. They are complete frauds, they love to just take money from college students, never communicate unless it’s to their benefit.
3. Charged thousands of dollars for painting expenses on our security deposit that make absolutely zero sense, and we could not even get an explanation to why they charged us that much.
4. Kelly Jones Realtor is not a realtor you want to be working with, she does not communicate nor does she have any kind qualities that make you as a tenant feel financially secure renting one of her properties
5. They don’t have a physical office, and they never pick up their phone unless it’s going to benefit them.
6. Don’t even think about getting into business with this joke of an organization, save your money and do you research on a well established realtor in Bloomington
