I was a tenant with RPM for a year. I recently moved out in January and over paid on last months rent and was promised to be refunded after a move out inspection was complete. It’s been close to a month and have no update, no refund, no way of contacting them because when you call the office they hang up on you. They closed my access to the tenant portal too so this is the only way to express any of this. I’d like my return. Also, this is how they left the house for us to move in. Wasn’t like this when we toured it. That’s broken glass in the back yard after telling them we have working dogs.\\
Updated to add in response to RPM responding to this. I requested to be there for the move out inspection and was ignored, I can see why I was though, you didn't want me disputing any "new findings". The yard was overgrown in weeds when we moved in and this company tried to charge me the HOA fee that was from prior to us moving in. We never received a copy of the move in inspection that I requested multiple times, why is that? Its a tenant right to have a copy. Makes sense I never got one because we most definitely had notes of almost everything that I ended up being charged for moving out on it. The carpets were torn because I was given violation notices every 2 months with no inspection being done first that required me to professionally clean cheap carpets, even the professional who came multiple times to clean them said it would result in tearing. (was this to make up for you not being allowed to charge me for my dogs?) Was given a garage remote that didn't work and was charged for that as well even after requesting a new one be sent ($85?). Im a loss on how when an inspector came prior to us moving, when I had a newborn mind you, they found nothing but the landscaping wrong but not even 2 months later all of these things were noted? Let me not forget being charged $75 to adjust a toilet seat y'all. I overpaid almost 2k in rent alongside the almost 2k in security deposit and only got around $800 back. This company and owners will ROB YOU. Avoid it.

I appreciate the response and clarification. However, I did follow up with the cleaning company directly, and they informed me that no one from your office ever contacted them. I also want to address the HOA violation—while I understand that the owner may not have disclosed the warning to you in a timely manner, it seems unfair that I was charged a penalty for something I had no opportunity to correct. A reasonable approach would have been for you to communicate the situation to the owner and waive the penalty on my end. That would have reflected a basic level of customer service. I hope future tenants have a clearer and more supportive experience.

If I could give zero stars, I would. My experience with Real Property Management Phoenix Valley was terrible from the very beginning. Communication is practically nonexistent—you call, they say they’ll transfer you, and it always goes straight to voicemail.

Shortly after I moved in, I was hit with an HOA fine plus an additional fee from RPM for weeds in the yard—only to find out later that the HOA had issued a warning before I even moved in. RPM never told me about it. So by the time I had just moved in and barely had a chance to handle the yard, that warning had already turned into a fine. Totally avoidable had they simply communicated.

To top it off, when I moved out, they nickel-and-dimed me on my security deposit, making unfair deductions even though I followed the lease terms exactly—including paying for professional cleaning, which apparently still wasn’t “good enough” in their eyes.

This company does not act in good faith and seems to go out of its way to take advantage of tenants. If you’re considering renting a property managed by RPM Phoenix Valley—think twice. They do not have your best interests in mind, and I would absolutely never rent from them again.

Property Owners STAY AWAY. As a property owner, I made the mistake of signing on with RPM without doing due diligence because I wanted to work with a big brand that was inexpensive. Well, you get what you pay for because my relationship with this business was everything I was looking to AVOID in a manager. Their approach to communication is to use a portal for everything and are difficult to get ahold of via any other means. They make no effort to get to know you as an owner or introduce their team or collaborate in any way with you when issues arise. From beginning to miserable end, I felt at their mercy when it came to decisions about my property. I fired them after less than six months and found a much more communicative and helpful manager. Based on other reviews, I'm sure they'll look to undermine the credibility of this post instead of apologize, but be warned because that's their standard of doing business. TAKE YOUR BUSINESS ELSEWHERE!

Speaking of additional context, this response is an outright LIE. There was a water issue because the tenant made the unfortunate decision to turn it off themselves and couldn't get it back on. I had a technician lined up to go out within 24 hours, but they decided to use their own tech instead without notifying me. When I called to attempt to understand what was going on, the general manager was rude and dismissive on the phone and told me "we're not lawyers" and I needed to abide by their plan and of course, use the portal. I made the decision to terminate my relationship, not the other way around. What a joke of a response, though unsurprising from RPM. As previously stated, stay away. They may be cheap but they have no interest in working with owners who ask questions.

Thank you to Mark and Everyone at RPM Phoenix Valley as you have been so helpful to me and my family. Looking for new home in a new state was a daunting task before finding you! With being new to Arizona, we didn’t know where to look and/or how far a property was in real-time traffic to where my employer is located. The few minutes you took to let me that the property I was originally interested in would be 45-minute to hour drive in traffic was so thoughtful and appreciated. I am so glad that I looked at the home in Goodyear you recommended. Not only is it close to my employer the home was beautiful and the perfect fit for us. I just wanted to take a moment now that we are moved in and settled to let you how much I appreciate you and RPM. Alex fixed my bathroom sink and he was awesome as well. We feel immensely grateful.

I have been working with RPM for about a week now. Today, 1st time I had interaction w a live person, “you need to pay in full for the year because your employer is out of state. $35,500.00”
They knew that’s exactly what I had in 1 account, ironic.
Then tried to charge me 5% admin MONTHLY, meanwhile paying all months TO BE PAID IN FULL. Listing said 3% on top of initial $250 admin fee.
I have 5 years excellent rental history. ALL in state, regardless of my employer being out of state.
They call me back, $37,295 now is my total. I say I’ll call back, I’ve been paying $500-$900 more a month the 3 previous years, paying in full is outrageous, I need to think this over.
I call back, willing to pay in full, I introduce myself & I get, “oh, do you have the money”

I’m surprised to get this question when I don’t even know who I’m speaking with! I ignore.
I ask for the same person, I didn’t their name I said. I’m put on hold.
Sounds like the same person that gets on the phone, I ask for their name & they tell me they can’t give me their name but can give a call reference #.
I ask, “are you strictly admin or do you have your real estate license?” They say, “yes”.
“So you’re a licensed professional & admin?”
“Yes.”
Still would not give me their name which is not up to standard for RE requirements.
I ask to talk to someone else, I get sent to leasing office voicemail.
I do not feel comfortable paying in full when I don’t even know, & I am not allowed to know, the name of whom I was talking to.

My reference call # L57423
I was told when I finally reached another person, that I said I didn’t want the home. No, I asked to be transferred to someone that would give me their name & explain things better so that I felt more comfortable paying the year in full.
The way the next person spoke to me was so ridiculous. She talked over me & treated me without respect. I would NEVER use this company as a tenant or landlord.
I know for a fact they are keeping this home vacant when it could have been rented.

Edited to acknowledge the owners response: No, this is the right location and I have the agreement to prove it. You respond to nearly every negative review with this same rhetoric.

Instead of spending time responding to bad reviews and deflecting responsibility, you could spend that time improving your service.

This is not a good look.

Not only is the unprofessionalism astounding, they will nickel and dime you for absolutely anything they can. Choose literally any other company to manage your rental and you will be better off.
