All it takes it 5 minutes to replace air filter! Poor communication schedule days in advance on repairs and don’t get a call if they can make it or not so you wait around all day for someone to do there job right. I get home today to have to replace filter myself because they don’t know how to use a phone and ask to reschedule or even if they can make it. I’ve been here for a year now and only one of the list of things got taken care of by the last maintenance guy. Which they cant seem to keep a maintenance guy.
If your going to rent here my recommendation would be if stuffs broken or breaks expect an unsure response on when it’s going to get taken care of. A whole year here and nothing gets done unless you get shitty with them. Smh bad way to live and do business. Can’t wait till lease is up. Also check leases just in case because they aren’t keeping up with their own lease agreements and maintenance properties as scheduled or communicated.
All this stuff is small little things they told me they fix when I moved in and yet doors fly open with wind, pieces of trim on windows and door ways not nailed down they don’t replace hvac filters like they said they would.

ALL SMALL STUFF THAT CAN BE DONE IN ONE DAY BUT GIVE YOU EVERY EXCUSE. My wife is pregnant and it’s clear they don’t care.

Don’t believe all good comments live here and you’ll see why they always change office staff and maintenance guys.

Lived in Sheffield for a year. Not sure I ever would again. Nothing but issues when I moved in. Was told I could be in by a certain date, I packed my stuff and pulled up, only to find men inside painting and the floors had yet to be done. I sat around all day but was able to move my stuff in that night. I had to vacuum and clean all the floors myself. The floors were done around my things. Had a few things wrong when I moved in, things I reported to maintenance. One window in the kitchen area had broken mini blind. Also, was older and different than all the other blinds. Never had someone replace it. Other problem was one of the bedroom doors wouldn’t close all the way. Also reported that and never had it fixed. Move out time, I left my trailer spotless. Cleaned every inch. It looked better then when I moved in. But of course, they found some reason to not return my whole deposit…one for the mini blind and one for the bedroom door. My place was so clean someone could have moved in the day I left, yet they still found a reason to keep my money. Just wrong. If you choose to live there, just be careful and document everything.

It's under new management and I must say that they're really taking better care of this property! The manager does a phenomenal job at making sure the tenants work orders are being taken care of in a timely manner with no excuses whatsoever! The grounds man does an excellent job of keeping up with curb appeal! I truly applaud the efforts the new staff has been making to raise the standards of this property 👏

I resided at Sheffield Estates in Hammond, In for a few yrs. And I must tell you my living experience there was an excellent one. I like quietness, noise free! I also like cleanliness . The management of this Estate here were wonderful. Every time I visited the office on the premises I was greeted kindly and taken care of promptly. The tenant here were respectful of each other.Thanks Sheffield Estate for a pleasant residency, well appreciated!!

I came to this location because is closer to Chicago and centered with many routes away from Indiana Trains. The cost is high but it helps to guarantee some peace, also we have a nice park in walking distance for the kids. Many people post complaints about maintenance but honestly is hard to hire people anywhere these days. So I’m giving 5 stars because it makes sense. Things may take time to get done but they get it done. Thank you.

Just signed the lease today. Had a wonderful experience with Miss Kyletta and Catherine. they are so respectful, sweet and helpful very informative and Answered all the questions that we had. I read reviews before saying that they never could get hold of the office never had a problem with it. I can’t give enough praise to these women if you really want good place to live and have people there will work for you and getting you a place I recommend you go there again cannot praise them enough. I applied to live here. Paid the $50 fee...and was ghosted when I was only interested in renting, not buying. I feel totally ripped off; I wouldn't have spent the NON-REFUNDABLE fee if I knew it would be like that!!

At this point, I'd be satisfied being refunded. Feels like they were just out to collect $50 fees from people and not deliver.

Jim the property manager is about to get hit hard with a discrimination lawsuit and it'll serve him right. No pun intended. His unprofessionalism is about to cause the demise of the entire Sheffield Estates trailer home community. Im not going to say too much because I'd rather he'd see for himself 🤷🏼‍♀️
If anyone is currently dealing with similar situations as far as the property manager is concerned, I advise you to utilize your Google search engine and research your tenants rights and follow through by getting yourself an affordable lawyer that cares.. thank me later 😉😘
