I really enjoy living here but I think the pricing needs to be way more up front and honest. My “base rent” is and was listed as 1569, but every single month after trash fees, forced direct TV, electricity AND water (what are the utilities we are being charged for?) each month has been a MINIMUM of $1900. This month was $2200.

This apartment complex is terrible. The staff is extremely unhelpful and dismissive, often laughing at residents' concerns. They frequently make errors and expect tenants to cover the costs, while failing to honor their own commitments, imposing fees if you don't meet yours. There is a constant turnover of employees. Erica Salazar stands out as the most problematic staff member. This company already has a poor reputation, and this review adds to that.

I lived here when I first moved to Arizona from across the country and I felt so unsafe. Within the first couple of month we had a management change and rarely built up a sense of community. At move in there was a portal to report incidents and communicate with your neighbors if you had anything you wanted to sell and people would interact with each other but as soon as the new property management came in everything changed. My door camera was never loading properly, there was a gun that was firing in a unit right across from mine, there was a swat team at one point when I was trying to go to the gym going to the unit behind me, my neighbors got evicted and pulled out of their units by government agents. I had to watch my back at all times, I lucked out with amazing neighbors but without them being there I would've moved out a lot sooner.

Absolutely horrible place to live for the amount you pay!!

I moved in November 2022 and thought it's an absolute dream come true place for renters to live. There are several red flags that I've seen and experienced through out my 14 months of stay and every time I just let go of them thinking mistakes do happen. But those aren't mistakes.

1. When I first moved in, there's no internet for the first two months. Been back and forth with leasing office and internet provider every single day and the issue was taken care of after i sent a bad review to the internet company. My question is, why should the renter go back and forth getting tired of the situation every day. Isn't it leasing office's duty to be responsible for this? and I was charged $160 for those two months without Internet.

2. Parking space is an absolute joke. You will get one assigned spot and if you have another car you had to struggle to find an open spot because you can just count open parking spots on your fingertips.

3. If you find an open parking spot and let your car stay in that for more than a week, they'll just tow your car. To make it even worse, they put a tag on the car during a week day and get it towed the next morning before 8am. So it's on the renter's part to check your car every single day. Otherwise you will be wondering where your car went overnight.

4. Once I've been locked out of my apartment because I trusted their stupid keypad system and didn't take my keys when I went out. I waited for someone to show up at the leasing until 1pm when the leasing office is supposed to be open by 11am. So I had to break into my own apartment breaking the window screen and yet after knowing this whole situation by the property management they declared its my fault that I broke the window screen. What was I supposed to do on a mid sunny day with a dog and have no access to fresh water?

5. After I moved out, I was expecting an email from them with all the move-out expenses and I waited for 2 months. This morning I got a call from debt collector saying that the management contacted me and I refused to pay those expenses, so they sent my information to the debt collector which by the way is an illegal thing to do and is a total B.S. They never gave me a call or sent an email or mail regarding that and now they are playing these cheap tricks.

Since the beginning the management is only interested in charging high fees to the renter. If you like to stay in a two bed apartment like I did, beware you will pay $300 to $400 just for utilities because thats the penalty you pay for living at a horrible place like SIENNA AT SOUTH MOUNTAIN!!

RUN. Overpriced and poor quality.

There’s a 3-5 inch gap between the glass doors in the showers and the stand up showers so water gets out everytime.
Washer, never fills up correctly.

Parking sucks. A lot of people here are cheap and won’t pay the additional 36 bucks for a second reserved spot. So if you ever have guests they won’t find parking. Oh and people here love to park in reserved spots. Call the tow truck? Good luck!

They take anywhere from 5-9 hrs to show up to tow a car. IF they even show up.

Plus it doesn’t do anything. They just tow it to the front of the apartments where future residents can park.

There’s about 4-5sex offenders living in the apartments. One of them seen in the pic I added. That was at 4 am when I was leaving for work. Guy was naked. He was sitting on the step of an apartment with his pants halfway down. waited till LEO showed to arrest him and that’s when I was informed of the his status as a SO and the others.

STAY FAR AWAY FROM HERE!! This place is an absolute joke. My fiance and I moved to Arizona from Illinois June 2023 and needed a place to live for a couple months until we bought a house. We had a rental agreement for June-August 2023. Upon move out a staff member walked through with my fiance, took our keys and told us everything looked great. The staff member then sent us an email saying that there were no damages so we would be getting back our $99 deposit, which would be mailed to our new address. A couple months later we still had not received our deposit. We called and were told that we weren’t getting a deposit back and that we actually owed them money for damages, and that we had been sent to collections. The paint chips they noted were on the damage form we filled out when we had moved into the apartment. Also, we only ended up living here for a month because we closed on our house July 7, 2024. So we only lived there for the month of June, but paid all 3 months of rent per our agreement. So not sure how we would have caused any “damage” in a month. We were told that the guy who had done our exit walk through with us actually didn’t know what he was doing and he was fired about a month after we moved out. Not our fault that their staff wasn’t trained properly. We sent them the emails that we had received saying that we owed nothing and would get a deposit back. We were told that they would review and get back to us the next day. We were also told at this point that we had not been sent the an actual collection agency, just their in house collections, so we were reassured that there would be no effect on credit. Couple days went by and no call back. We called back and were told the manager wasn’t in that day but they would call the next day. Again, no call back. Finally got ahold of someone a week later and they again said they were going to look into it. We then received an email from the manager saying that upon further review, they were going to submit to reverse the charges and collections would be notified of this change. Also, that they were going to try to get our deposit refunded. This was in December. Fast forward to today, I just got sent a letter from an actual collections agency saying that we owe $156, which is more than the original amount they even told us we owed, before they told us they were going to reverse these charges. 7 months after moving out, I am still dealing with these dishonest people. I wish I never would have lived here.

Other issues while living there:
- the parking is absolutely horrendous. There is always someone parked in your 1 reserved spot for the unit, and good luck finding any other open parking. Had to park outside of the community, across the street so many times.
- you have to pay for your trash to be picked up at your door, whether you want the service or not, but no one actually ever picks it up. We took our own trash out every time, so what were we paying for.
- when we moved in, there was literal poop all over the toilet seat and on the bathroom floor. We contacted the office and they said they would send someone over to clean it, but no one ever came so we ended up having to clean it on our own.

Would rate this place -50 stars if I could.

All the good reviews are from when Mark-Taylor owned the property. It all went downhill after they sold. I had lived at a MT complex before and I loved it and had no issues during my stay or after move out which is why I was happy to move here. When Inland took over they raised the rent and made it unaffordable so we decided to move. When we turned in the keys we gave our new address and were told we’d get contacted for our final utility bill. Two months later I get contacted from a collections agency because Inland said I never paid them, yet I was never contacted through mail, email, or call which they had all three for me. This is extremely unprofessional and scummy of Inland. They are scammers, just read the reviews for their corporate office from other tenants. If you want a professional and caring apartment complex, DO NOT live here.
