Extremely disappointed with the lack of action and accountability from this HOA. For months, my neighbors and I have been dealing with a highly disruptive resident who has a documented history of domestic violence and child abuse. Despite multiple formal complaints, supported by clear evidence of violations (including noise and conduct violations), the HOA has failed to act.

We’ve reached out numerous times with specific violation codes and even submitted photo and video proof, but nothing has been done to resolve the issue. The HOA’s refusal to enforce its own rules has left the entire neighborhood dealing with a dangerous and unsafe situation. This is not only unacceptable but also a blatant neglect of their responsibilities to the community.

If you're considering moving into this area, be aware that the HOA is unresponsive and ineffective when it comes to serious issues impacting residents' safety and quality of life.

Watch out for this management company. In our Association, they don't play by rules. They don't follow CC&Rs equally through the community. They use Selective Enforcement. In fact we received a violation, and was only given 6 days to paint our house during rain and bad weather. Ken the manager gave us a violation for more than what the CC&Rs state. They let the board selectively and arbitrarly enforce rules. We also can't get approval for an extension to having to paint. We can't get any reasons for why we're getting fined, targeted, or why the violation is more than CC&R say they can charge us. No nothing. Just violations to immediately paint and pay the fine or they will take us to collections for a $100.00 fine. We also have two disabled children on SSI & limited income.

This is our 2nd home with an HOA company; however, this is probably the worst HOA experience / management that we have ever dealt with.

Since we moved in around 2019 they have sent multiple violations and citations without ever giving any of the HOA CC&R's (or any welcome packet with their rules/policies), they have made so many mistakes with our resolved violations and would constantly lose track of these citations, they would overbill and overcharge us, and can be difficult to reach over phone or email.

They will send many citations for the most minor things; however, they will also never answer the phone or return your e-mails. We were cited many times for not parking in our garage when we had first moved in, yet this was an issue due to management not fixing the leaking pipes/exposed drywall above our garage for many months.

Anyone looking to move into a neighborhood managed by this company should beware.

UPDATE: Ken was able to resolve some of our citations. I will give 3 stars for his attempt to address our concerns and provide us with the updated CC&R's; however, it was still difficult to get ahold of them.

Not even worth for 1 star. This is the worst property management company. It's like they exist to screw you. They stopped my autopayment for no reason, after a few months, without knowing what's going on, they put a lien on my property. I have never received anything since my autopayment was deactivated by THEM. How dare they put lien on someone else's property without communicating if there is any unpaid balance (and this unpaid balance is because of they deactivated my autopayment without telling me?)

My washer leaked and flooded the kitchen of my unit. Found out the HOA insurance policy was to provide coverage. Dealing with the insurance company was a pain in the rear but Ken Zimmerman at So Cal Properties was great in making sure the funds to make my repairs got to me without delay. He was very understanding and made sure a difficult situation was not made worse. Thank you, Ken!

Lack of communication, property managers do the bare minimum and mask their laziness behind red tape. As a homeowner in an Association, it is my right to bring violations to the attention of the property manager. I can complain every single day if I want (I don’t, but I have that right), and if you don’t want to do your job and forward my concerns to the board—then you should expect these continued communications. Don’t give me attitude because you want to get away with not doing your job.
