I am back sharing how my experience living in this companies apartments! The laundry room is infested with roaches and has mold downstairs. On multiple different occasions I have seen mice inside and outside of the building. The hallway smells absolutely disgusting. While living here we have had continuous problems. Maintenance entered without permission or notice and they tried to hide it and lie, our heat didn’t work for 2 months (with an infant living here), there is nicotine melting from the walls in the bathrooms from previous tenants and they tried to paint over it (it didn’t work), the “landlord” is very unprofessional and would never call me back when we had MAJOR issues while living here (I was told MULTIPLE times that she would be reaching out to us and not once did I receive a phone call), the windows are clearly deteriorating and they don’t even have screens or proper windows to even hook up an AC window unit, they say the apartments were newly renovated and turns out they did the absolute bare minimum, and the property itself is clearly neglected and not cared for whatsoever. If you see any Baltimore Street apartments for rent BEWARE!!!!! The pricing might seem great, but it is not worth a dime. You also would have to pay $100 for parking every 3 months. They sold the lot to this building and didn’t even take the time to tell the tenants. A different company was threatening to tow everyones vehicles!! With all of the issues we have had here we are luckily getting our security deposit back. That is the ONLY good thing that has come from living here. So, be very cautious and aware. This company is sketchy, dishonest, and doesn’t care about the tenants.

Unless your credit history is perfect, don’t even bother paying the application fee to apply. And they don’t budge on their policies. I have an eviction from almost 6 years ago and was denied and I tried to compromise and see if there was any other way around the policy, but they wouldn’t budge. I applied for a tiny apartment that’s been on the market for quite a while, so long they brought the cost of rent down. I feel like they shouldn’t be so picky over something that happened over 5 years ago, but what do I know. Guess they think people can’t change in 6 years.

I am relocating across the country and they worked with me to get me a safe, clean rental property that suits all of my needs. The staff has been very pleasant and helpful during this stressful time, and they really made it very easy. I’m very grateful that I found them, and found a new home in my new town.

Edit to add: one month later, I love my home and the management team is fantastic. This house is over 100 years old and has needed a few things repaired and/or replaced since I moved in. SPG always responds immediately and fixes the issues I’ve reported. They take great care of this home and me as their tenant. Wish I could give 10 stars!

Our original landlord sold the house we've been living in for several years. SPG Capital LLC took over and they are amazing people. Not sure why the other reviews are bad. Any time we've had minor issues or something that needed immediate attention right away, SPG maintenance crew stepped up and were amazing.

My property manager is AWESOME and asked us recently if we could move into a different SPG unit due to the terrible condition the other place was in before they bought it. I couldn't ask for a better company to rent with. I'm on a fixed income and they've worked with us and they have had our back the entire time.

We're extremely happy so far with the transfer. It's so much better than what we were living in before. An actual place to call home. Keep shining, SPG! ✨

I've rented SPG Capital since 2019. Over the last few years there have been a number of issues with properties. I have lived in 3 separate locations with my family of six.

However, the issues are absolutely normal when you live anywhere at all. The thing I look at when renting is the fact that I don't own the property. I am a guest here and the company is responsible for the maintenance requests I put in.

So, you might ask, how has SPG been when I have reported water damage, broken fences, floor replacements, heating issues, state inspection clearances, and (my personal favorite) insane housemate neighbors?

FANTASTIC!

I have formed a strong communication with my property manager in the office. I have a fast access to maintenance requests and the maintenance company response is timely to have someone out quickly.

I never had to stay in a situation that was less then comfortable before SPG had a solution for me and my family. Even if that solution was a different location. Even then it was effortlessly executed by them.

I think I understand the bad reviews here. SPG Capital provides a range of living options. I personally need the most affordable lifestyle. There is a mindset that this might mean the property has to be less quality. That isn't the case with SPG.

In our lease it clearly states what the tenants are responsible for. It is unreasonable to believe that you can live somewhere, not be responsible to PAY for maintenance it requires to uphold a property, not be in communication with your maintenance team and property manager and expect a flawless living situation. If I owned my own property I would be solely responsible to fix all the same issues, it would be more expensive, and it would take me a lot longer!

I moved into my first apartment a month ago, since I have lived here my heat has barely been working. I have made multiple maintenance requests and the issue still isn't resolved. Living in a home with no heat during winter time deems the home inhabitable. I have an infant and it is important these things are fixed. I am still waiting for the heat to be fixed. I asked for a new thermostat and they completely dodged that question multiple times. There is clearly something wrong with our thermostat. When the heat was working the thermostat wasn't. I was told something was wrong with the building itself and it's not something wrong with the apartment, but nothings been done. Super unreliable overall. I am extremely unhappy with the service I have gotten from them. It is unacceptable especially with the fact I have a young child in my home. Do better. Care more. It is hard to find a good home and it is extremely important to the customers that we are getting what we are paying for.
