You knowâŚI was scared to work with them due to the bad reviews, but the unit they had listed was exactly what I was looking for. It was a Sunday and I knew their office wouldnât be open to call before applying,like the ad said to do. But, I didnât want others to apply before me, in case they just offer it to the first approved applicant, so I paid the fee and applied.
I also left a message and asked for a call back to ask some questions.
Courtney called me back the next business day and answered all my questions and told me to save her cell number, in case I have any further ones.
I then noticed that the price went up $300 (apparently by ownerâs choice.) I could no longer qualify for that unit because it was above my section 8 voucher limit. I called Courtney and I was going to ask for half my application fee back since thatâs not what I signed up for. I figured they still have to pay for the software that pulls my report, so I figured asking for half back was fair. Before I could even ask for that, she offered me a full refund on my application fee!
Real estate is a tricky business. They have to follow a bunch of laws and make the owners and tenants happy and nobody is ever happy. The people who are happy are out enjoying their apartments and donât think to leave a good review, necessarily, but the unhappy ones sure do.
Iâm not saying I can speak for anyone elseâs experiences or that other reviews are wrong. Everyone has their own experience and interpretation.
But, I also know that this kind of industry is brutal and I want to recognize them for treating me well and fairly! In my experience with Courtney and Stone Creek PMâŚI am happy and appreciative!

To say that we are displeased with the professionalism and basic common courtesy of this management company is an understatement. First, when we moved in, the house was NOT clean. We were given a $150 credit to account for this. (first red flag). Upon move-in, we were not provided with the house key. We had to ask via text TWICE before finally being provided with the house key and garage remote, over TWO weeks after moving in and living in the house.
Then, our dishwasher began leaking water a few months later. They sent a âhandymanâ out three times, because he first could not find the issue, then did not have the right part, and then finally âfixedâ it. We let this go because we did not want the extra stress, having at the time a 3 month old baby and a stranger coming into the home multiple times.
Then with the move out, we gave our 30 day notice as per the law, but decided to leave about 10 days early even though we paid for the whole month. We had to ASK for move-out instructions. Additionally, they performed the move-out inspection on the very day we were moving out (huge inconvenience and they knew this date for 30 days).
Finally, my biggest complaint is with the complete lack of professionalism with Courtney. At the final walk-through, she told us verbally that the cleaning fee would be $150. We then moved out of state and she had 21 days to return the remaining security deposit. Upon receiving the deposit, she tacked on another $200, stating âExcessive dustâ for the reasoning, making the cleaning fee $350.This seems unethical considering we were only credited $150 for the house not being clean when we moved in⌠We would have no problem with this IF she would have reached out and let us know to expect being charged this amount, instead of us finding out 21 days later via mail, as we have moved out of state. I truly just feel taken advantage of and wish they would have been more fair. We paid rent early every month, returned the house clean and damage free, etc. returned the house about 10 days early giving them time to find a new tenant, etc. so I do not feel like they needed to charge the extra fee, especially without even telling us before doing so. Please be more transparent with tenants, it is the right thing to do, especially if you want to uphold a good reputation in the community.

The reason that I give three stars is because of the three good parts of my experience with this company.
1- Chris was helpful in initially looking over our home and making suggestions, when we reached out to him about renting it.
2 - The renters that his assistant presented are good.
3 - They found contractors for home problems that were not too costly to us as landlords.
What would have given them a fourth star from me is if there was transparency. I reached out about a home visit at 1 year of our renters being in the home. It turned out that they had conducted one at 6 months, and my husband and I were not told about it.
A fifth star is lacking because timing is not a strong point. I was to meet the assistant and the tenant on a certain day, and she mistook our meeting's occurrence for the next day (though admitting her fault). Additionally, I recently pointed out that there hadn't been a response to a question in my email in a month's time - and the same person said that my husband and I were the ones who were unresponsive.
I overall recommend this company if you are ready to be the one checking in with them about every thing that you can. Perhaps, at the start- I would suggest that you express wanting complete transparency, updates, reminders, etc. or there may be assumptions made that you may not agree with, and there may not be much communication otherwise.

If I could give this company 0 stars I would.
We contacted Stone creek PM in regard to a rental and submitted a application. They led us on to believe we were the only ones applying and told us the move in date. So, we thought it was all great no issues. They told us we were very qualified, and it should be no issue. We also have 2 pets, but one is exempt and it would be no issue.
My mom went to see the property and told me that Courtney, was saying My family would not be happy with the property with all the questions I asked about (cracked sink, carpet in bathrooms etc.) yet we decided to continue with the property.
The next day, I get an email stating that they decided to go with another applicant. They also refused to tell us why and offered another property that does not meet ANY of my family needs and kept saying âyour very well qualifiedâ. If we were so qualified, we should have been approved. This happened in mid-April 2022. They have also refused to refund our application fee which according to the Civil Code §1950.6(c) they are required to give partial refund and not charge over $53.33 yet their application fee is $65.
TO add more insult to injury, my family is still looking for a rental, and I noticed they RE-LISTED the house for $350 MORE than when we applied. Not even giving us a 2nd change (which we would not have taken anyway because of their lack of professionalism.)
If you do business with this company, I suggest making sure you double check everything!

Very shady! No professionalism or soft skills!!
I never received a response about my application via email, phone, or voice messages.
The only proof I have is the $65 withdrawal from my bank account!
I first emailed the leasing department on June 9, 2022 with no response!
Then I called and was on the phone with Chris Ryan for a total of 2 minutes: He was hesitant to confirm his identity, condescending, and stated âI got to take this callâ We had a verbal agreement to talk the next day, I was able to complete an application online that day with the reasonable expectation that we would receive some communication about our application.
There was no response when I reached out the next day at the time agreed. I left messages and tried multiple times afterwards.
It is now the end of June and Iâve given up on this companyâs credibility just thought if I can help out one person from wasting their time and money with this company maybe it would mean something.

One time it seems the phone was answered and immediately hung up. Left a message and no call back. Must not be too eager to get any business. Completely unprofessional.

I've worked with stone creek for over 8 years helping with my rental property. They have always been professional and easy to communicate with. Never had any issues that weren't resolved quickly. Both Chris and his office staff are wonderful.

I agree with the liar part. I totally disagree with the way one poster voiced their opinion.Had I known in advance he was going to file a eviction anyway even tho I did what was stipulated I do I would have done several different options I had open. Instead he has made sure a now amputee disabled Veteran and his caregiver will remain homeless. We are senior citizens and have never dealt with these things. I can only pray that neither he or the owner of the property we were in for 71/2 years never have to deal with the severe medical and otherwise issues that led to our ultimate homelessness.God Bless.
