Make sure before you look at the apartment/house and before putting in an application that you have good credit. That way you’re not wasting your time and money on the application. I pay my bills all on time and have references that’ll vouch for me. Should’ve known better and listened to the person that told me that this rental company is all about money.

I have worked with James for almost year now. I have waited to do this review so that it is more comprehensive. I got my start with my real estate investment journey by working with James as a referral from a friend. There are many great aspects about working withJames.

Responsiveness – he has always made himself available. Via email, text or phone, he always got back to me and worked to explain things.

Knows the market – he is plugged in to the Terre Haute area and he knows the rental rates, and areas that are good for real estate investment.

Informative – as I was getting my start in the real estate market he never avoided an opportunity to answer my questions and to help me understand the right perspective and approach to real estate investing.

Gets the job done – each time I purchased a rental property, James and his team would go through the house and identify what was needed to make it ready to rent. He would provide me with a quote that upon my approval the team got right to work. They were able to get the job done on time and get the the rental ready to list. There was one time, where the subcontractor went over budget and James was fair in working this out with the subcontractor and finding a way to fix it on future renovations.

Investor portal system – I’m impressed by the streamlined system to track and communicate all expenses and rent revenue collected with a nice distribution that you get at the end of each month.

During this past year, I purchased several investment properties all that are managed by James and his team. As of this writing, I have 100% occupancy and all of my units with great qualified tenants and at market rents. It has been a pleasure working with James and his team, And I highly recommend him for property management services in the Terre Haute area.

There are several nuances related to property management and the good companies are up to speed on the latest regulatory issues and efficiency tools to help us owner/investor clients maximize cash flow and control expenses related to vacancy rates, poor screening or mishandling of repairs and periodic maintenance. I’m beginning to realize that once they make you happy by addressing some issues, they move on to the next apartment. I’ve told them how horribly noisy my apartment is and asked if they would consider putting carpet upstairs. It’s an old historic home that was made into 2 apartments and you hear EVERYTHING. I have a window made of plastic that doesn’t lock, among other issues, but Connie scheduled maintenance a week out to fix my window, yet I’m being woken up to them sanding upstairs?! They’ve been working on the upstairs apartment for over 2 weeks now, but my window can’t be fixed first? They also had the roof replaced and the yard was never rolled with a magnet. After waiting over a month, I got a magnet and did it myself. Well, I got stung by a bee while I was rolling the yard and had to go to the ER because of my allergic reaction. When I mentioned this to Connie, she told me that was my problem and I shouldn’t have been trying to get the nails up. I have nieces and nephews that play in the yard, not to mention I have to walk through it daily. But, I should have just waited longer… Her “holier than though” attitude is demeaning and rude. Was I supposed to run over a nail with my tire, my foot, etc., to get the hundreds of nails from the yard? You can only hold the contractors accountable for so long before you get your people out here and just do it. Start using reputable companies/contractors and it won’t take 3 weeks to do a 1 week job. This is my home, for now, but that doesn’t seem to matter. Sleep is overrated, apparently…

The picture is the nails I pulled up from the front yard alone, which is tiny compared to the side and backyard. And I was told I should have waited longer. 🙄

The staff has been very pleasant to speak with. This review is based off of their policy in regard to background checks. I paid thousands of dollars in lawyer fees to have a charge that resulted from a bad domestic violent break up I was once dealing with, dismissed off my record- and it was indeed dismissed... Unfortunately, I can not have it expunged for 5 years and it has only been 2 and so it still shows when they run the background check. Stone will not look into the charges to see whether or not you were actually convicted or not, so a charge that I was never found guilty of is being held against me looking for a new home after looking at multiple properties, paying an application fee, and applying with Stone. It is just unfortunate for me and my family, I have a 3 and 4 year old and we are desperately needing a new home. I work for the state (who would not allow me to work with felony charges) and I am currently on Housing (also would not allow me rent if I had a record of violent charges.) so it is very frustrating they will not even look into this. I have spoken with other property managements and they said they would treat the policy as a case by case, so I am just praying we receive our blessing soon. God bless.
