I rented from these people for about 4 months as the property owners decided to switch lease management companies. I had to go out of the country due to an emergency. I tried to call them after being gone for about a week saying I was going to be permanently moving out of the country and that I would was going to be moving everything out and selling it. They never answered. I tried emailing them and again, no answer. Long story short, I lost many personal items with huge sentimental value....pictures, clothes etc.... They also got my brand new washer and dryer along with my grill. I never got a final receipt nor did I get any of my security deposits back. They even had the nerve to offer my washer/dryer and grill as a bonus for renting the home. These people are crooked and are the stereotypical slum Lord. STAY AWAY!!

Disappointed with Summit Management Group's application process. Despite meeting all stated criteria, including no prior evictions, bankruptcies or judgments on my credit, I was denied due to my credit score. My impeccable 15-year rental history wasn't taken into account. COVID-19 impacted many financially, yet they didn't consider individual circumstances. They didn't advocate for me, merely profiting from my application fee. No effort was made to present my case to the property owners. Despite meeting income and credit history requirements, my application was overlooked. They could've worked harder to understand applicants' situations and advocate for them. Overall, a frustrating experience.

Have been living in our property for over 5 yrs rented originally from Home Keys but came home to a note on the door saying we would be going through Summit Group continuing on. They had many things that were in routine of being fixed but Summit never even cared to do so. Leaking through the roof caused the bathroom light to not work & when they sent the maintenance men out they said oh you need an electrician! Well it’s been 3 yrs now & still no electrician, holes still in roof where raccoons have been living and a bedroom window that’s been broken for 4yrs because of their maintenance men breaking it & never fixing it. If it wasn’t for my daughter’s school being here in the area we would’ve been left. Thank God it’s her last yr and we get to move & take them to court!

Was shown a house for rent by summit group. Asked the gentleman what was all required before I submitted the application. Then ask what would make a application be denied. Never was I told about them needing credit. When I got denied I asked them why wasn't I told this information prior to all of this. Only answer I got was "well we don't go by how high your credit is but what's on your credit" ...so sill not a solid answer. Me having no credit Is what denied me..been in an apartment for 3+ years doesn't justify anything to this company I guess. Kinda wished I read the reviews of this place before I even tried. Go read them for yourself. Whoever responds to this seems very rude as well. Doesn't apologize for anything and just belittled potential renters. Only reason im giving it two stars instead of one is because the gentleman's even though not completely informative was very polite. My advise for anyone who reads this and what i wished I did...don't even bother trying to rent from this group. It's just a big waste of time and money.

Before you rent, give Mishawaka Code Enforcement a call about Summit. They can release information about their record there and explain the picture.

Avoid this company and look at the picture I attached, sent by someone I know at Codes. This is one of their houses that was apparently condemned by Mishawaka Codes after a renter moved in and then moved out. I did a little probing after speaking with a person in Codes and found out that there is a whole backstory to this company changing names and addresses, keeping deposits, and not fixing things.

If you don't believe me, go down to Code Enforcement on 3rd street in Mishawaka and ask if Summit/Banko has any violations. They can tell you before you rent.

I talked to an attorney in South Bend who says that when the owner, Trisha G., got slapped with a judgment, they changed names practically overnight. Reviews are all around about Summit and Bankco. They will approve you easy but go with another company that isn't shady. I'm not going to tell you to believe me. Just google Summit, Banko, and some of the names you come up with. You won't be getting a deposit back and it will be shady the whole way

I was with Summit for 3 years. I never had any of the issues that the people leaving these 1 star negative reviews apparently had. Summit has been trying to improve and from what i experienced they did. If there was ever an issue present they were on top of it promptly. They gave me my deposit back and my pet deposit without any problems. MAYBE its because I took care of "their" property? That my be a far fetched idea huh? Jeremy was always nice and responsive. He took us the time to show us 3 different places in the same day. The office people are honestly great as well. People have off days which could of been a reason they came off cold or whatever. They are definitely not some slum lords that's for sure. I only left because of personal relationship issues but don't think i wouldn't call them up and rent through them again!!

I have been with Summit for almost 2 years, on 2 separate properties. I have never had any problem with them handling issues unless of course it was not written in the lease that it was their responsibility to handle. The staff is great, and very helpful. The only thing you need to do is take very detailed pictures of property damage prior to signing the lease, and ensure that you understand what is written in the lease. Our hot water heater went out a month or two after moving in, was not their fault by any means. When we informed them of the issue they fixed it promptly. Michelle has always done the best she can in anyway to make sure that everything is smoothly running. They wrote in our lease that any bug or infestation issues are yours to handle, not that we have had any issues with bugs or other critters. One other issue is not receiving our water bill until its up for disconnect but that is an issue through the water company. I have recommended Summit to a few friends, and will continue to recommend. Thanks guys!
