Infinity & Associates

We leased a property from this company for four years. Throughout the duration of the rental term we kept the property in very good condition and, other than ordinary wear and tear, we left the house in better condition than we found it. Despite this, the property manager only returned about half of our rental deposit. The deductions they made were unreasonable, egregious, and not reflected in the costs defined in the lease contract and incorporated addenda.

In addition, the property manager or owner refused to maintain the property in a safe condition:

They refused to replace the original HVAC unit that continued to fail, they refused to properly repair a ceiling leak that collapsed a portion of the ceiling which led to the accumulation of mold that was not properly remediated and caused the AC to fail every summer which caused us to go several days without AC in over 110 degree temps and were not provided any compensation to stay elsewhere while awaiting repairs.

They refused to replace the master shower enclosure that was very obviously damaged when we moved in and also continued to develop mold through the duration of our lease due to them not hiring a professional to remediate the mold.

They refused to replace any of the original windows. None of the seals remain intact and there are several windows with some very amateurish repairs that leave the window panes vulnerable to falling out and injuring someone.

They refused to balance the HVAC system in the house so all of the rooms are well outside acceptable temp differentials and caused the home to be VERY uncomfortable depending on which room you were in.

They failed to fix the exhaust fans in the bathrooms leading to more unremediated mold.

Any time they did come out for the mold issue, they just sent a handyman who patched it, painted it and covered it up until it began to surface again putting our family's health at risk.

The entire irrigation system needs to be replaced. They continued to pass the repairs onto us while not addressing the underlying issue of the system being made out of poly tubing which is known to break down under extreme temperatures (especially after 25 years).

The ceiling collapse that was caused for a second year in a row by their negligence destroyed our son's gaming PC worth over $1000 and there was no offer to replace it or adjust the deposit accordingly.

They failed to disclose latent defects and other material information about the property that would have given us the opportunity to decide whether or not it would be advisable for us to live there.

The property manager told us when we moved in that we could "do whatever you want to the house, the landlord is ok with it" and then proceeded to deduct those items from our deposit.

They deducted items from our deposit for things they didn't replace, repair or remove. For example, they charged us for the removal of our security cameras but didn't actually remove them while the Ring doorbell, satellite dish and security system from the previous tenant were never removed for us.

These guys are no better than slumlords.

I rented a house from The Phoenix Area Real Estate Property Management company for 2 years. I never had any issues. They were great on getting repairs done quickly. I had an issue with screens on the house and they tried their hardest to get the owner to approve but she didn't. They even worked with me when getting out of a bad relationship and to keep me in the house even though he left. If you pay your rent on time, keep your house clean and make sure when you leave you have the house cleaned and in the shape you received it, you will get your whole deposit back! Lisa and Ben were absolutely great during my 2 years renting with them and I would recommend them to family and friends.

Thank you Lisa & Ben for everything!

If there was a zero star rating this management company would get it. I agree with all of the reviews regarding this company. They are criminal! Tell you one thing and not follow through with their promise. They said we would get a refundable cleaning fee. We cleaned it 10 times better than it was when we moved in. What does this company do……they send in a cleaning company that they know they are going to get charged for whether it’s spotless or not and charge us what the cleaning company charges them. They don’t do any sort of walk through with you. They are as crooked as they come and it’s sad that they are taking advantage of the elderly in Sun Lakes. Never, Never, Never again. BUYER BEWARE! They will take from you!!

Kimberly Hunter O’Roarke may be single handedly responsible for the low Google review rating of this business. She is the most abhorrent person. She is terrible for business… and if William C. Ryan hasn’t distanced himself enough from her by now, he deserves every bad review here.

They continually change the name.. they used to use Infinity and Associates. Do your research. If the property has anything to do with Kimberly O’Roarke, run. Unless you want to be mixed up. Consider yourselves warned.

You don’t need to get involved with them if you know better. Good luck.

This has to be the MOST unprofessional property management company I have dealt with. I was the FIRST to apply to a property and continuously tried to be in contact so I could finish the process. I received ONE email the day I applied for a property stating the additional items they needed of me which also included the need to view the property. I called at least seven times on that same day trying to get something set up with NO RESPONSE! Finally I was able to view the property on Tuesday because they would not allow me to self view, said it had to be through an agent. When I showed up, there was an individual there doing a SELF VIEWING! Apparently Lisa Anthony already had someone in mind for the property and kept throwing obstacles in my way so that person could be processed first. DO NOT EVER UTILIZE THIS COMPANY. They have no ethics and will have you going through hoops just for their own amusement. And if you need to reach them by phone, good luck!! It was probably a blessing in disguise since all their other reviews also state how unethical they are. P.S. - I am sure they will say they have no record of me just like they do with every other bad review. Well, I have all the documentation to prove what an awful company they are.

The lady we met was nice, home was in nice condition. Problem was the app. They requested too much information just for proof of income. I’ve never had to provide ALL Three Forms of proof of income. It’s a bit invasive if you ask me. Normally the self employed would provide tax returns and or bank statements and W2 employees would provide check stubs. I just don’t see why so much personal information is needed to prove what just one out of three would do just fine.

From their app…

The Last two years of tax returns. (Tax returns must show an income of at least 3.3 times the monthly rent. ) Complete PDF of 1040 U.S. Individual Income Tax Return
* Three Months of the most recent pay stubs . (All Paystubs must meet 3.3 times the monthly rent.)
* Most recent two month's full unaltered bank statements . Please provide PDF, do not screen shot the information. Bank PDF Statements - Not Transaction History
* A Full copy picture of Color ID - front and back for each applicant

Applied for a home and was denied due to losing my job because of COVID. No worries I let them know I’d pay more out of pocket to move in so they knew I was serious. Absolutely no response. You can barely reach a secretary let alone the property manager and as in my case don’t expect them to take a worldwide pandemic into account. So if your income falls below that threshold don’t bother applying. And if your applying for a house in San Tan just know it’s been on the market for weeks as a cash cow to collect application fees

I had a horrible experience with this business. Was promised a unit to live in for my kids and I. Was told they can't draw up a lease agreement until after Christmas. 2 days later. They gave the unit to someone else. Then lied about trying to contact me multiple times. Emailed me after they gave it to someone else, then ignored my emails. Thank you infinity and associates for the disorganization, miscommunication between the 3 people I communicated to, and the lies to make yourselves look and feel better about making someone and there kids homeless. I hope you all have a wonderful Christmas.
