I lived in an apartment owned by Management Advantage. The apartment was discusting and the landlord refused to repair/replace things correctly while I lived there for 5 years. Long story short, when I moved out of this apartment, your company took over the apartment. I was unable to clean the apartment for a couple reasons. Your company took away my deposit from me and want to charge me extra money for things left there, etc. ..... let's not forget that your company fixed everything in the apartment that I needed fixed for 5 years and put all brand new appliances in, and you also got a "FREE" air conditioner of mine that you intend to use for whatever reason along with a nice radio/speakers of mine too. I also left other things there too. What is really funny/interesting, is that today (2-1-2018), Lana from your office (she also works at Management Advantage) called me and said that your company is turning my bill of $115.00 over to a collections department. I told her that I already talked to Adrienne Henderson about this matter and how you wrongfully took my deposit away from me and tacked on the bill of $115.00. Lana didn't really want to hear what I had to say as to why I am not going to pay the $115.00 even though I told her that she was a nice employee and I liked her...... I could go on all day about this "unfortunate matter" , but I have better things to do with my time than waste anymore breaths on it.....Go ahead and turn my bill for your company over to collections because I'll keep disputing it as to why I "WON'T" PAY IT !!!.......

WARNING Do NOT rent here if you’re a minority, young college student, woman, etc. Management is rude and will ignore you. They will promise you a copy of your lease before signing and never upload it to the portal and dead the links after it’s signed. They will come into the property without giving a notice before entry. Don’t address them doing wrong because they will not pick up the phone even if you call, text, email, or leave messages. They will not communicate. Do NOT call the police if you’re afraid and feel threatened because management will get mad and take it out on you or sue you. If you want to be treated with respect rent somewhere else. This property management is not professional and don’t follow their own rules.

Updated in 2020. They will take your security deposit and never send out move out sheets. By law they are required to give a move out sheet within 40 days of moveout to explain charges. If not done within in 40days they have to give back full security deposit. They are trying to get over on young college students who may not know these Indiana laws. It’s 2020, I moved out in 2018 and I’ve never received anything. I call their attorney and he admits to Twin City Management keeping my security deposit for their own personal reasons. This is illegal and fraud. I repeat DO NOT RENT from them.

One star is more than is deserved. I have put in multiple maintenance requests regarding needing my back door replaced due to a whole at the bottom. Most were closed with no one even calling about it. More recently the door has been measured and pictures taken. At least 4 different times. I have been told the door is ordered then nothing. When I try to call the office no one ever answers I leave messages with no return calls. Now my air conditioner is not working again. When I finally talked to Bob and told him I was with holding rent until the door was fixed as this is a health hazard he told me he would get me the receipt proving the door was ordered (still haven't seen that)but if I don't pay rent they will start the eviction process and not fix my AC. For 9 months now my utility bills have increased I have spent tons of money in pest removal sprays and still can't get rid of ants because I have no way to keep them out. I constantly have mosquitos and wasps in the house because I have no way to keep anything out. They are slum landlords that will tell you what you want to hear but not fix anything. The excuse I have heard more often than not is that they have had a lot of management challenges and staff turn over and that for the last 9 months it was all a miscommunication that my door was never replaced. I was also told it wasn't my fault. It wasn't a miscommunication it has been no communication and it most definitely is not my fault they are not willing to fix what needs fixed. I wouldn't live in another property managed by Twincity property management if they paid me to live their.

Lived in a twin city rental for a year. Not totally a bad experience until I did not renew my lease. The final “bill” they say I owe is outrageous. The apartment was cleaner moving out than it was moving in. The only problems that were unfixed were the structural issues and the mold on the kitchen walls, behind the cabinets, and on the bathroom ceiling, from the leaking roof. Unsure of how they come to the conclusion that I owe them but I will NEVER rent from this company again and I will let everyone that I know to not rent from them. One more thing, when I have made 15 attempts and messages to contact them and they can’t and won’t return a phone call.

I have lived at my home for almost 4 years now. I haven't had any trouble with Twin City Property Management. When the sewage was coming up in my basement they were right there to fix it and when it wasn't theirs to fix they got ahold of the city to fix it. My electricity has been an issue since I moved in (owned by a different management company at that time) I reported it they came but never came back to fix it. So when it switched hands I said lets try again. One guy fixed what he could and what he couldn't he found someone else to do it and it was fixed with in the same week!! Being a single mom it is nice to know that when something goes wrong someone is right there to help fix it!

Slumlords who fail to follow small orders far as making units livable. Pictures on their website are fake

Unfortunately i did not have a good experience with Madison flats. I spent almost 2 years sitting in a hot muggy moldy smelly apartment.

Now that they own our building, they are raising our rent for no apparent reason. We've been here for going on 3 years now without our rent going up, and now that they took over, they're raising the price without upgrading anything. They don't pay attention or care about their tenants and have blamed us for things other tenants have done. They are never at the office when they say they're open.
