DO NOT USE THIS PROPERTY MANAGEMENT COMPANY!!! I am a current renter. My lease is up at the end of the month but I am moving out before then because I cannot take their unprofessional behavior and SLUM LORD practices any longer. Since moving in we have needed several repairs, most of which were only addressed after several emails and calls, and none of which were addressed professionally, or adequately. We have had a rodent infestation for over a year now, due to the house not being sealed properly and there being NO cover over the crawl space. We were told they would do NOTHING about it and we had to deal with it ourselves. We contacted professionals and the Indiana State Department of Health who both stated they felt the property management company needed to address the issue as many permanent and expensive repairs would need to be done to the property to resolve the infestation. Still they refused to even consider it. After giving them notice that we would be moving out, they have somehow managed to become even more unprofessional and their recent communication has been down right uncivil and disrespectful.

I am a single young professional. I pay my rent on time and have treated their property incredibly well. Asking for a clean, safe, livable environment, and to be treated with a basic level of respect and dignity, did not seem like too much. To them, though, it is an impossible request. Please do not use USI. I was in a situation where I could afford to go elsewhere and not look back, I hate to imagine how horrible it would be for someone who could not afford that and felt stuck.

I love working with USI Property Management and Rod Shelton. We have been with USI for over five years and have only had great experiences with Rod and his team. I know our properties are in good hands and are always given variable options to solve any problem that may arise. They are quick to respond and are as invested in our properties as we are.

I am a current renter on a property that is managed by this company. We have had nothing but problems with the company. The house has had electrical problems that took them 5 months to send someone out. Then they did not fix the problem completely. We moved in and the refrigerator was leaking. They said they were going to get us a new one. But when it finally went out the told us to bad we dont cover appliances. Note we have never been late on a payment or anything. So I'm telling anybody who is thinking about renting from these SLUM LORDS to think twice. Once my lease is up I will be homeless before I rent from them again.

2/25/19...Well you committed 18 months later. But we didn’t have a dog Gypsy was stolen. We never got a new refrigerator So don’t tell that lie. So flees being in the house and mice was one of my complaints to y’all. I got the bill from action pest control to prove it. So once again the worst management company I’ve ever dealt with. The pest control people told us to turn y’all in to BBB because we had black mold in the house, plus several water leaks that gave us an infestation of Nats. So for you to try to put it on us boo. Thanks for your comment.

My partner and I are out-of state owners of 3 (at times very challenging) properties. Over the past 5+ years Rod and Talina have managed these units for us. They have consistently done so in an exemplary manner with a focus on treating our tenants with the respect they deserve while protecting our assets and interests in a prompt time-frame. We have been very pleased with the company's performance and diligence, so much so that we are attempting to acquire more units for them to manage.

GO ELSEWHERE. Property has not been kept up in the slightest. The house is older so as it expected it has holes, and gaps near the foundation. This has led to a persistent mice infestation that has not been remedied. The problem is bad enough that a $1200 sealing Terminix service is necessary. Traps and bait (all at my cost of course) are not cutting it. Along with this we've had issues with electrical outlets, rattling noise in furnace, front door lock jams so keys break off in door, broken screens, window not opening...the list could go on. The items that have been repaired over the years have only been fixed after several phone calls and emails over long periods (sometimes weeks and months at a time). We're good, cleanly renters. We pay our rent on time and keep the property up. We've been reasonable in what we ask for: a safe, and sanitary living environment. USI has not provided this. In addition, we've been treated in a rude in condescending manner. We've reported the issue to the health department and we are leaving ASAP.

They take your money and never get back to you.

I understand that you are there to rent homes but it was only one day not 2 weeks till I got the money. Unfortunately the very next morning it had been rented. Then when I went on your website you had no comparable properties to rent us. When I did try to see a couple properties the agent never returned my calls. A lot of other rental properties did the same thing so I just gave up and ended up buying my home.

I have been very happy with USI Property Management. Rod, Talina and Guido all do a great job. I would highly recommend them to anyone in the Indy market.

i have called and called leaving multiple Voice mail with no reply. I did my application on line paying the application fee and i haven't heard anything from the property manger. smh this is ridiculous i would like a refund for my app fee. Its been a week
