These are the living conditions you can expect at Varsity Properties Stadium Crossing. After living here for 2 years, I returned after summer, only to find water leaking from the walls and ceiling, and the ceiling caved in through the main floor and basement. Everything I own in the basement is ruined. Bed frame, mattress, bedding, mini fridge, desk, futon, chair, TV, playstation, clothes, all flooded and ruined. Thank you Varsity Properties Stadium Crossing for not doing routine maintenance checks throughout the summer as you promised. Iām not too sure what those maintenance check emails throughout the summer were about? Because clearly they werenāt done correctly⦠unless the goal was to flood the place. This is what we paid rent throughout the summer for?! Thank God I bought renterās insurance because of these people. I wouldnāt trust these guys to take out the trash.
Now with 1 week to go before school starts, the owner fought against voiding the lease for unlivable conditions (mold on the floors and walls, see photos) until we threatened to get a lawyer involved. Do not rent from these con artists. They will let your ceiling cave in from a water leak, and ruin your belongings. Then they will try to make you pay rent, when you arenāt even able to move back in. Absolute joke of a leasing company. The owner really had the audacity to tell me and my roommates that this place would be livable within 5 days after taking these photos. Yea no thanks.

Little to no help by whoever answered the phone. Was not a student by any means and would have given a bit of grace if it was. Woman on the phone wanted me to completely delete my account after paying religiously for the past 8 months. Blamed me for autopaying in advance when itās their system who messed up the payment. Yep, I reminded her that I was the customer and she was being a pain in my a$$, however this was after I tried being patient and reasonable. Unprofessional and zero customer service. Woman ended up hanging up on me with no resolve.

I live at Stadium Crossing and have been very happy with my living situation. The maintenance team always arrives timely to any needs and the rent is affordable. It is also in a great location as an IU student!

I love living at Touchdown Terrace, North! There are so many fun amenities. The three bedroom floor plan is so spacious and the front desk workers are super friendly.

I lived with varsity properties for 2 years. One year in a house and one year in an apartment.
I avoided calling them often because every time I did they seemed annoyed at my call and were never very friendly. Reading through the replies on these reviews, you can see the way they handle unhappy customers.
They only do joint leases but advertise everything as āper personā prices. They also make you decide about renewals in October, literally 2 months into your lease. Our apartment was a 2 bedroom townhouse at varsity court, and me and my roommate decided to have our boyfriends move in. They charged us extra rent because they āhave a minimum rent payment per personā (again, on a joint leaseā¦) along with an additional move in fee even though it was the exact same space. Not to mention the $50/month per person parking passes we had to have to be allowed to park at our homes. When I got a new car the 1st year I lived with them, they refused to give me a new pass without paying a $100+ fee.
They would regularly come up with reasons to enter our apartment, to ācheck for work orders, make sure our heat was onā etc especially during school breaks when most of their residents were gone, but I wasnāt. I had a reactive dog and they were not very helpful when I expressed I wanted to be home for these āchecksā to protect my dog and the maintenance staff. They would send texts telling us starting a certain week they would be going in to units, but could not give us specific dates or times.
The apartments are carelessly maintained and cleaned before move ins. My room had a different and older carpet than the rest of the upstairs area. There were holes in our walls, dust in our vents and above our bathroom medicine cabinets, and rust on our shower tension rods. Just to name a few. We had to pay for our own pest control in our house, and when we moved to the apartment it became clear they donāt have any pest control over there either. We had an ant problem when we never left any food out and were very clean. My dog got fleas even when she was on flea prevention and had a flea collar. Both places I lived in were 2 levels and had barely any air conditioning upstairs and would get insanely hot in the summer months. Maintenance told me there was nothing they could do about it. There are constantly beer cans and other trash laying around the grounds from parties. They are clearly built around college living and not expected to be treated well by their residents, but this is not a reason to not keep up with their properties themselves.

This leasing company is the actual worst and doesnāt care about anything other than making money. Iāve lived in my unit for 2 years now. The first year was fine and I had no issues. However, this past year Iāve ran into many issues with varsity properties, and their management is some of the rudest people Iāve interacted with. They donāt treat you as the tenants you are, paying $1000+ a month to live in their underwhelming apartments. They treat you like children and try to walk all over/manipulate you. Whenever you reach out to management about legitimate concerns and issues, you are faced with instant defense and a lack of empathy. If you reach out about an issue and get a response from Tiara G, then good luck because you will only get an argument in response. In the last two years Iāve had free parking, now they are charging $50 a month to park in a parking lot that doesnāt even guarantee you a spot near your apartment. Youād think that theyād use this additional money to improve their parking lots as theyāre full of potholes, but that is not the case. Probably price gouging due to the numerous capital projects theyāve undertaken in just two years. And donāt bother putting in any maintenance requests, they will do a lousy job to temporarily fix an issue and leave a huge mess behind! In conclusion, if you want an overpriced and outdated apartment with horrible management who will not help you, choose varsity properties, otherwise live literally anywhere else!

lived here from March-august. My boyfriend lived there for a year before i moved in as well so I was there very frequently throughout the year. I can very confidently say that this place was disgusting.
Throughout only MY time living there we had a cockroach problem which was handled horribly. It was during the summer so we believe they were in another apartment that had food left out and they just traveled into our apartment. We never left food out. We had the basement sprayed and then they started moving up to the main level, and the 2nd level, while also being bigger than they were at the beginning. At one point we saw a huge one late one night and i was so grossed out that we just left and drove to our parents houses at midnight. No one wants to go to sleep thinking about how theyāre living with cockroaches!! We were putting in multiple orders and complaints and spent around over a month before they were finally gone.
The laundry/utility room was probably the most disgusting place in the house. It would flood very often and youād have to walk in a big puddle of water to do any laundry ( see photo, also all those random pieces of trash in with the water were not from us⦠that room actually came like thatā¦)
We also had a leak in our water softener (at the same time that our ac unit froze up). Due to how long they took to getting around to fix it, the water that leaked from the utility room ended up going into the basement bedroom closet and causing major mold on the carpet floor and wall. We had a comforter in the corner of that closet which was covering the spot where the mold was. We only saw it once we we were moving out so the mold was there for about 2 months. It makes me sick knowing they were just going to cover it up and someone else would live there not knowing anything.
There was also mold in the dishwasher when my boyfriend moved in. Personally I feel as thatās VERY gross considering itās something youāre supposed to wash your dishes inā¦.
When my boyfriend moved in in august he was also missing half of his bathroom door. Yes thatās correct, HALF of his door was gone. He put in a maintenance order which was not fixed until October, and even then was fixed SO poorly.
There was dried paint splattered all over the hard floor (Iām assuming from repainting the walls but like Itās not that difficult to not get paint on the floors?) the only reason I add this is because when we moved out one thing they charged us for was for a small stain on the basement carpet. So we can move in with paint splatters everywhere but god forbid we leave a small stain on the carpet Be for real.
There was more mold all on the concrete walls in the utility room. When we placed a maintenance order for it they tried to tell us it was just dryer lint. When that happened I ran downstairs telling him āthatās not dryer lint itās mold!!!!ā To which he then changed his mind and decided to spray it. If I had just went along with what he was saying, nothing would have been fixed.
I also never had a good experience with any employee there. I consider myself very nice and friendly and whenever I would go in there or call I was very friendly. Every. Single. Time. I was met with the complete opposite whether that was them being rude, sarcastic, or just seeming very uninterested. Near the end of living there I did get a little more impatient and probably rude but who wouldnāt at that point!
Please read reviews before you decide to live here and know that this place and these people are insane!!!

Just moved out. Let me just say, this place is awful.
Many issues are to be had w this company, we were charged a large cleaning fee for what was āin the leaseā, so I called & they said āitās in the lease exactly what needed to be cleaned on move out.ā I donāt know if I just missed a large section, but there was nothing except a āgeneral cleaning noticeā and something about keeping it āsanitaryā, nothing ever specific on what needed to be done. being charged for dirt in front of the front door and marks that were there. Iām assuming (especially after reading others reviews) that they typically catch people in fees afterward because of no security deposit.
Also, my entire front part of my windows & deck and front door were covered in mold & extremely dirty until I cleaned them myself out of fear of the wellbeing of myself and my cat. It was so bad to the point that my deck door was literally BLACK on large sections, and i was getting sick. I have photo proof of this. Multiple locks also never worked.
I was constantly kept up until 4-5am because of loud music and parties being thrown. I myself love going out but Iām not really understanding why certain parts of the lease were followed (usually the ones benefitting the management company & making them money and not the tenant) and some were not.
The maintenance guy ( the only one i have ever seen in my entire time, who visited twice ) was very nice and I believe they do their best with what theyāre being given.
I also had an interesting experience with the people in the office. While they were (sometimes) kind, you could tell they really were not on the same page for a lot of things, which I think comes down to training. My roommate didnāt pay our water bill when she was gone, so it was turned out, and they legitimately told me to lie to the city of Bloomingtonās utilities about who was staying and when i was moving in, which is REALLY sketchy from an apartment complex, especially since they said the manager told them to let me know.
Whoever runs Varsity needs to fix things. It is insane how you can get away with running a horrible, horrible slum-like property and get away with charging people insane amounts & extra. The lease itself shows very clearly the type of people you rent from here. The rules being very anti-tenant with some things from HAND (Bloomington Housing & Development) thrown in, which they never even followed.
Take it from the bunches of people rating 1 star & never ever rent from Varsity. they have 0 communication, and are horrible. if you read through some of their replies, you can tell how rude they are. if you live here you will get charged for stupid things, itās better to live LITERALLY anywhere else. Protect ur money & yourself.
EDIT: They are trying to take down my post for āfake claimsā so I edited it in response. Everything that has been left is 100% true and the fact that they messaged me says a lot.
second edit jfc: They are now blaming me for the issues at hand. While I should have been more careful reading the lease before signing, that does not change the fact that it was not abided by. The lease does NOT specifically state what needs to be clean. The water bill was my roommate, not me, and I couldnāt do anything about that. Itās more the principle of telling someone to do something such as lying to Bloomington Utilities. My roommate went MIA for a month and thatās somehow my fault. Move out was late because YALL told us two different dates and then a 3rd one. make it make sense. Their responses are very telling of how rude and disrespectful the staff is.
