I would never recommend this place to anyone not even on their darkest of days. We moved in 2 years ago to a disaster. Holes punch in the bathroom walls, carpet smelling like cat urine, a fire place patched over and never completed, nails sticking out of the ground. Mind you we had a 5 year old daughter and a newborn on the way. Yet they thought this was move in ready and acceptable. We had to live in a different state and withhold rent until they finally fixed SOME OF THE ISSUES. Here we are two years later and we are being charged for a complete remodel of the floor carpet when only the living carpet needed to be replaced due to it being a high traffic area. Then we paid for carpet cleaning? Which mind boggles me since you just charged me for a carpet clean. Apartment cleaning charge which again mind boggled me bc I have pictures of how clean we left it. Drip pan replacement which is ironic since we bought new ones and they were not cheap. Missing lightbulbs which mind boggled me again since we came home to a place with ZERO lightbulbs when we moved in. Smoke alarms missing when we entered the place. As we were leaving we said hey just so you know thereās still things never fixed in that place and itās been 2 years. Your carpets in the summer smell of cat urine still bc you guys never fixed that when we moved in. We were told donāt worry it will be taken into consideration. Here we are one 1k in debt now bc we are being charged for things that had nothing to do with us. NEVER EVER EVER RENT from them. Ever. I now have to get a lawyer to fight this absurdity.

Place is a dump. I have family who live here and we always complain about the place and they never do anything about it. People are always smoking (normal cigarettes and weed) in the complex and the smell literally goes through the vents. People are always leaving the door open with the rug, a stick or a rock and can let people who donāt even live here in and rob other people. There it also garbage EVERYWHERE. I am guessing itās because the garbage bins are FULL. My little siblings also went to those offices, and they teach you things to do like arts and crafts. Some kids started bullying them, and their mom told one of the ladies who worked there, and to the surprise of nobody, she didnāt do anything. We never go there anymore because the same kids always go there. I also remember that the rocks used to have water but I guess having it off is not so bad. This place was okay years ago, but it just doesnāt work anymore.

Poor rental companies. Only the unhappy people review. I myself am only remembering to review a year after moving out from under their care.
Anyway, I rented an apartment from Woodington for two years, and the first thing to know is that I was not a perfect renter, while I did pay them every cent I owed (including late fees) it was often late. Despite this they were always friendly and courteous to me, and those few times where I was seriously behind as long as I made an effort to come in and explain the situation and give them a solid day they'd have their money they would work with me. (There was a time I wasn't sure of when I'd have their money, so understandably they did start making preparations to fill my apartment if they needed to evict me but hey that's their whole business who can blame them?)
Since I was often late on rent during that time in my life I didn't call maintenance often but the few times I did, they showed up at the time they said they would and absolutely addressed the issue. The maintenance guys are really cool too, the one that usually came to my place always had a treat for my dog. She misses him. It took us a couple of days after we moved in to realize the fridge and A/C weren't working properly, I think it was a Friday afternoon we realized and they showed up first thing Monday to completely replace both of them quickly and quietly.
Overall everyone working for and with them was very friendly, polite, and professional, and met my needs spectacularly. They did a good job of maintaining my apartment and the grounds of the complex I stayed in, it was truly a pleasure to hang out in their little park, the laundry room was clean and up to date without being too expensive, the pool was as clean as they could keep it, and they addressed eye-sores such as abandoned cars and trash regularly.
From what I can tell they're just a local company doing the absolute best they can, and in my opinion deserve a 5 star review if not for the quality of rental then for the quality of people, though honestly they earned both in comparison to some of the places I've stayed. I would not hesitate to rent from them again.

Honestly I wasn't going to leave a review but I don't want anyone else to go through what I have been through. Maintenance here is HORRIBLE. Which is terrible because something is always wrong with the apartment. Not only are they unable to give an estimate on when a job will be completed, even if it is an emergency, it takes forever to have issues addressed -I have to call multiple times and it has taken up to three weeks at some points. Maintenance workers are incredibly unprofessional. They never leave a note when they have entered the apartment and just seem to come and go as they please, leaving me to come home to an apartment that has cleared been entered with things having been moved and the floor dirtier than it was, which is incredibly unnerving. A few times I thought someone had broken in.They wear their dirty work boots in the apartment, belch loudly, say vulgar things within earshot, never clean up after themselves leaving dirt, screws and washers on the floor and the repairs are never right the first time! Plumbing issues are constant and always require multiple visits because the original repair was done incorrectly. Have had my toilet and sink overflow onto my floor multiple times. This also seems to bleed over into the laundry room maintenance as the washers have actual french fries in them and the trash can is always overflowing. Dryers are also disgusting. Once one caught fire and I had to call 911 and firefighters had to put it out. The laundry room is definitely dangerous. And don't bother leaving a voicemail about any issues because it will never be returned. The apartments are a decent size and the rent isn't terrible but it is not worth renting here even if you don't have a family. If you do have a family DEFINITELY stay away from this place. My neighbors have also dealt with the same issues. I cannot believe the apartments are more than $700 dollars a month to rent and this is the service people are receiving.

Cheap rent and good sized apartment in a good location for college students, but management company sucks. It costs $4.00 to do a load of laundry here (the washer tore up my sheets and NONE of the three dryers actually dry clothes leaving them soaking wet consistently) and yet they still raised rent. It seems theyve hired newer more professional maintenance people, but in my first year of living here I walked in on one maintenance guy peeing in front of me with the door open. He even acknowledged me and continued peeing. It was insane. Other reviews are accurate in saying maintenance and pest control will just walk in your apartment without notice. Multiple times I woke up to a man just walking around my apartment (I am a woman who lives alone) which was extremely uncomfortable especially because I was ASLEEP and it was very early in the morning. Multiple appliances break frequently/didnt work upon moving in and the place hadnāt been cleaned at all the day I moved in. Those are smaller fixable complaints, but doing laundry here is hell and my maintenance/pest control experiences my first year here were genuinely very uncomfortable and creepy.

Stadium view 2 and 3 are some
of the most terrible places to live. First of all there are cockroaches everywhere, and second of all the office people are completely rude and unorganized. They will try to charge you extra rent, so always keep or ask for receipts. The maintaince workers are required to give you notice before entering your apartment, but they rarely do, and you'll wake up to random people in your home or come home from work to find them. The apartments themselves are slummy and you will constantly have things falling apart, oh and the carpet! They never change the carpet, so after about a week, all the stains will re-appear and you will be charged for them. Not to mention that your neighbors are some of the most shadiest people you'll ever meet.

I used to live at woodland springs which is a property that woodington management owns, they rented me an apartment that had a largely known flood risk. In the year and a half I lived there my apartment flooded a total of three times with the last time resulting in over 2 feet of standing water through my entire apartment. When I called maintenance they refused too offer any help and their idea of a solution was to "put towels down" as if he didn't understand or care about the gravity of the situation. I had a baby in the house who could of died due to their negligence. They rented me this apartment knowing it had flooded many times in the past and never disclosed this or made sure I had flood insurance. They didn't care about my family or our wellbeing they cared about the money they made from us living there while we did. After the last flood we were provided a week after the date of the flood to get all of our belongings out and sign paperwork promising not to sue them and they'd give us our deposit back but otherwise was going to hold us to our lease despite not being allowed to move back in. They used electricity in our name after the flood and if I turned it off before signing this paperwork I would be in violation of my lease. They left me in a position where I had to give up my right to sue in order to survive after this event. I will never rent from this company again and I urge others out there reading this to please heed my warning. DO NOT RENT FROM THESE PEOPLE

Maintenance was always done the day of or day after I made it known to the leasing office. They are on top of it! I lived at Stadium View 1 and the apartments are in need of some cleaning. My closet is so damp because of the shower above me (I live on the ground floor) so the closet produces mold and it has ruined a lot of my clothes and luggage. Carpets are white so they are easy to stain. Neighbors usually keep to themselves. If you live with someone else, you have to share a parking spot which can be inconvenient. For the price and the proximity to campus, it was a good deal. I lived there for two years. Another annoyance is their lease ends at the end of July so if you are graduating you either have to sublet or pay an extra three months rent.
